Newland Communities, the developer that created award-winning Cinco Ranch and Seven Meadows, takes another step forward with Elyson. Katy’s newest master-planned community has set the table for what residents can expect from their developer and is poised to become the next highly-desired community in this corridor.

Elyson is located north of I-10, along FM 529 and directly adjacent to a new interchange off the Grand Parkway, providing easy access to and from the community. Elyson is comprised of over 3,600 acres (750 of those for celebrating nature) and is planned for more than 6,000 homes. But this community’s draw isn’t just about where you live — it’s about how you live.

The community is zoned to Katy Independent School District, one of the most sought-after districts in Texas that has earned the highest possible rating by the Texas Education Agency and is also currently ranked #2 for 2018 best school districts in the Houston area – by The district recently purchased land to build a new onsite elementary school that will be within walking distance from Elyson’s community center. In addition to a top-notch education system, Elyson also has amenities galore. Residents enjoy the ability to connect with their neighbors, get outdoors into beautiful nature, and be an active part of the community every day.

Elyson House community center is the heartbeat of the neighborhood. Neighbors can hang out with the whole family, grab a bite to eat at the full-service Elyson Café where you can meet new friends over lunch or a latte, utilize the fitness center and take a dip in the swimming pool that is open year-round with beach-like entry. There also is a community event lawn, a game room equipped with every game you’d need for game night, and neighborhood parks and trails. Because Newland Communities believes in creating enduring places that get even better over time, Elyson consists of several orchards. In honor of the agricultural heritage of Katy, residents will be able to stop by the orchards one day and pick oranges, pecans and figs.

Elyson also has its very own Lifestyle Director, who plans monthly resident events like story time with authors, fitness classes, outdoor movies on the event lawn, crafting events, game-watching parties on the patio, resident happy hours at the café and more. There is always an “excuse” to get out of the house and into the neighborhood.

But what about the homes? Equal parts welcoming and well-designed, Elyson’s homes are vibrant, luxurious, comfortable and stylish. They’re all crafted by one of eleven accomplished homebuilders:

The typical Elyson home features an open floor plan with a large living area that opens to a spacious kitchen, complete with a center island and suite of modern appliances—perfect for cooking anything from a family dinner to an elaborate meal to entertain guests.

Sip coffee in the sunny breakfast nook, which overlooks a wide covered patio. Enjoy a sit-down dinner with your family and/or guests in the nearby dining room. If your family doesn’t have use for a full dining room, the space is also perfect for a home office or study room.

Master suites include their own master bath that, in many homes, features dual vanities, a deep soaking tub, separate stall shower and a walk-in closet. Throughout the homes in Elyson, you’ll find high ceilings, ceiling fans, high-quality flooring, cabinetry and countertops.

Ranging from 1,400 to more than 4,000 square feet, the homes at Elyson feature three to six bedrooms, multiple baths and up to four-car garages. Homes sit on 40- to 70-foot lots, with many lakeside lots available, and prices range from the $200s to the $700s.

One more great thing about living in Houston is the area’s mild weather, which makes it possible to enjoy outdoor activities during much of the year. Even in winter, the weather can be pleasant enough to spend time outside – sometimes in shorts!

Elyson House, Elyson’s flagship amenity, has a number of fun outdoor spaces and activities that residents can enjoy for much of the year. And when it is too cold, or hot, to spend much time outside, Elyson House also has indoor amenities like Elyson Cafe, the gameroom, fitness center and more.

Here are 7 fun outdoor activities to enjoy at Elyson House almost any month of the year.

Event lawn. The grass is always green at the event lawn at Elyson House. That’s because it’s artificial turf, making it softer and safer for kids to run around during events such as outdoor movies, concerts and parties. Even when there’s no event going on, the lawn is a fun place to play.

Playground. Next to the event lawn, the playground at Elyson House also offers a soft surface and a large shade structure, along with play features designed for young kids of all ages.

Patio. The inviting patio at Elyson House is like the community’s front porch. With plenty of comfy seating and big-screen TVs, it hosts everything from game watch parties to impromptu chats. The cozy fireplace adds warmth to colder days, while the deep roof overhangs offer shade during the summer.

Café service. The interior of Elyson Café is definitely inviting, but you don’t have to come inside to enjoy it. You can also order from the walk-up window that opens to the patio. It’s the perfect way to order a coffee or hot chocolate in cold weather. In summer months, ordering poolside snacks is quick and easy.

Year-round swimming. The big pool at Elyson House is open 365 days a year, although it’s unheated and no lifeguards are on duty outside of the summer swim season. But on the many mild days in spring, fall and even winter, some residents might enjoy a bracing dip – and they’re welcome to plunge in. Water aerobics are also offered at the pool during summer months.

Tennis courts. Elyson House also offers tennis courts for year ‘round play. A short walk away, residents can enjoy pickleball and bocce ball at Elyson’s newest park.

Trails. The trailhead at Elyson House connects to a trail system that will ultimately extend for nearly 30 miles, as part of more than 450 acres that will be devoted to parks, trails and natural open spaces in Elyson’s master plan.

Out of more than 9,000 public schools in Texas, only 31 schools were named “2018 Schools Transforming Learning” by the Principals’ Institute. This elite group includes all three of the Katy ISD schools serving Elyson: Bethke Elementary School, Stockdick Junior High and Paetow High School.

As part of the submission process to receive this honor, media students at Stockdick and Paetow created a three-minute video that explains the “educational village” approach that Katy ISD has taken with these three modern, state-of-the-art campuses. Bethke opened in 2016, and Stockdick and Paetow opened in 2017. All are located less than 4 miles from Elyson’s main entrance.

“In all three of our campuses, student focus is the golden thread that runs throughout,” says Paetow Principal Mindy Dickerson in the video. “Our theater departments created a combined show for all sixth-grade through high school students. Our elementary students see our high school athletic director in P.E. classes throughout the building. Eighth-grade science students are able to come over to Paetow High School and interact with our students over here and do learning walks around classroom spaces.”

“One the things that makes our three-campus cluster unique is that we are really striving to make sure that our campuses are student-directed and that our students become advocates for their own learning,” says Bethke Principal Carrie Lowery.

“We really strive in our fine arts programs across the junior high and high school to have connections, so that our band directors go over to the high school, and vice versa,” adds Stockdick Principal Mark McCord. He says the goal is to build a vertical 6-12th grade program in all fine arts concentrations.
